Lease Terms & Requirements Mid-term lease preferred (90+ days), with the possibility to extend month-to-month based on availability and mutual agreement. * No smoking permitted inside the home. * Home is on a private well, therefore there is no water bill. * Tenant is responsible for routine water system maintenance and HVAC filter maintenance during the lease term. * Pet-friendly on a case-by-case basis. Pet deposit and monthly pet rent required. Amount will vary based on the number, size, and type of pets. Tenant Requirements: * Tenant must maintain renter's insurance for the entire lease term and provide proof of active coverage prior to move-in. Income & Credit Requirements Proof of Income: Applicants must provide documentation showing sufficient income to cover the lease term. Acceptable proof of income may include: * Recent pay stubs * W-2 forms * Employment offer letter * Bank statements or other verifiable income documentation If beginning a new job or relocating from outside the area, a signed employment letter stating employment status and compensation may be required. Self-employed or retired applicants must provide the last two years of tax returns. Income Requirement: * Gross monthly income must meet or exceed 2.5x the monthly rent amount. * Multiple applicants' income may be combined. * Maximum of 3 applicants permitted. * Guarantors/co-signers are not accepted, except in the case of approved corporate housing or insurance-sponsored placements. Credit & Rental History: * Good credit required * No delinquent accounts * No prior evictions * Positive rental history
