Rental Requirements & Lease Terms Minimum household income: $4,000 per month Application & Screening: Each applicant age 18 or older must complete a Zillow Rental Application and tenant screening. Zillow charges a $35 application fee per applicant, which is generally reusable for 30 days when applying to participating Zillow rental listings. Lease term: 12 months No prior evictions Promotional Offer: First month's rent includes a $700 promotional credit. Proof of income and employment verification are required. Security deposit: $2,250 Move-in costs: First month's rent (after the promotional credit) and the security deposit are due prior to move-in. Utilities: Tenant is responsible for all utilities. Lawn maintenance: Tenant is responsible for lawn care and maintenance throughout the lease term. Pets: Pets may be considered on a case-by-case basis with prior landlord approval. Additional pet fees or deposits may apply. Guests: Guests may not stay for more than 72 consecutive hours without prior written landlord approval. Smoking: No smoking is permitted inside the home. Lease compliance: Any violation of the lease agreement may result in termination of the lease and eviction, as permitted by applicable law.
