Terms at 509 Nogales Ct

1. Term of Lease The lease term shall commence on the agreed start date and continue on a month-to-month basis (or fixed term, if specified), unless terminated in accordance with this Agreement. 2. Rent Tenant agrees to pay monthly rent in the amount of $2000,due on the first (1st) day of each month. Rent shall be paid in full without demand, deduction, or offset. 3. Security Deposit A security deposit of $2,000 is required and shall be paid at the time of the first month's rent. The deposit will be held as security for the performance of Tenant's obligations and may be used to cover damages, unpaid rent, or other breaches, subject to applicable laws. 4. Utilities Tenant shall be solely responsible for the payment of all utilities associated with the premises, including but not limited to: Water Electricity (light/power) Telephone Trash, sewer, and any other applicable services All utility accounts must be placed in the Tenant's name unless otherwise agreed in writing. (Internet is included in rent) 5. Late Payments Any rent not received within a specified grace period (if applicable under local law) may incur a late fee. Continued failure to pay rent may result in termination of tenancy. 6. Pets Pets are negotiable and may be permitted only with prior written consent of the Landlord. Additional deposits, fees, or restrictions may apply. 7. Use of Premises The premises shall be used solely as a private residence. Tenant agrees not to engage in any unlawful activities or create disturbances that interfere with neighbors. 8. Maintenance and Repairs Tenant agrees to keep the premises clean and in good condition. Tenant must promptly notify Landlord of any needed repairs. Damage caused by Tenant negligence will be the Tenant's responsibility. 9. Alterations Tenant shall not make any alterations, improvements, or modifications to the premises without prior written consent from the Landlord. 10. Entry by Landlord Landlord may enter the premises with reasonable notice for inspection, repairs, or to show the property, in accordance with applicable laws. 11. Subleasing and Assignment Tenant shall not sublease or assign the premises without prior written consent from the Landlord. 12. Default and Termination Failure to comply with any terms of this Agreement may result in termination of the lease and possible eviction proceedings, subject to local laws. 13. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the state in which the property is located. 14. Entire Agreement This document represents the standard terms of the lease. Any additional provisions or modifications must be made in writing and signed by both parties.
