Tenant is responsible for Avista gas and electric service, internet, and all other utilities not specifically included. Tenant is expected to maintain the lawn, including regular watering and mowing. A full sprinkler system services both the front and back yard, and a lawn mower is provided for tenant use. Professional lawn care service may be added for an additional $200 per month. To help preserve the home and proactively address maintenance needs, the owner will conduct interior and exterior maintenance inspections approximately two times per year with proper notice provided in accordance with state law. Inspections may include smoke and carbon monoxide detectors, sprinkler systems, plumbing fixtures, HVAC systems, exterior conditions, and other routine maintenance items. No smoking or vaping of any kind is permitted inside the home, garage, or anywhere on the property. Pets are not preferred; however, individual pets may be considered on a case-by-case basis with owner approval and additional monthly pet rent. Interior or exterior painting, alterations, or modifications to the property are not permitted without prior written approval. Renters insurance meeting minimum coverage requirements is required throughout the lease term.
