1. Property Maintenance a. Lawn Care: Tenant is fully responsible for maintaining the lawn and exterior landscaping. This includes, but is not limited to: Regular mowing and trimming Weed control Leaf and debris removal General upkeep of the outdoor area to ensure a tidy appearance b. Trash & Recycling: Tenant must properly dispose of all household waste and recyclables: Use designated bins provided by the municipality or property owner Ensure bins are placed out for pickup and returned promptly No trash or bulk items should be left on the lawn, porch, or driveway 2. Alterations & Modifications a. No Alterations Allowed: Tenants are strictly prohibited from making any alterations, additions, or modifications to both the interior and exterior of the property. This includes but is not limited to: Painting walls Installing fixtures Drilling into walls or structural elements Changing flooring or landscaping b. Paint Policy: If the tenant chooses to change the interior paint color: They must restore all walls back to their original color before the end of the lease term. Failure to restore original paint color may result in a deduction from the security deposit. 3. Behavior & Conduct a. Smoking Policy: Smoking of any kind (including tobacco, marijuana, e-cigarettes, or vaping devices) is strictly prohibited inside the home or anywhere on the premises. b. Respect for Neighbors: Tenants are expected to conduct themselves in a respectful and considerate manner toward neighbors. This includes: Avoiding excessive noise, especially during quiet hours (typically 10:00 PM 8:00 AM) No parties or disruptive gatherings Managing guests and ensuring they comply with property rules 4. Parking & Vehicles a. Driveway Use: The property provides a 4-car driveway for tenant use. Please adhere to the following: Do not park vehicles on the lawn or grass Vehicles must be in working condition and properly registered No vehicle maintenance or repairs should be done on the premises 5. Communication & Reporting a. Extended Absences: Tenant must notify the landlord in writing if they plan to be away from the property for more than 7 consecutive days. This ensures property security and timely attention to potential maintenance issues. b. Maintenance & Repairs: Tenants are required to: Promptly report any maintenance problems or property damage to the landlord Cooperate with repair appointments and give reasonable access to the property Prevent further damage by addressing small issues before they become major 6. Financial Responsibilities a. Initial Payments: The following payments are required at the time of lease signing: Security Deposit: Amount as specified in the lease First Month's Rent: Full rent amount for the first month b. Ongoing Rent Payments: Rent is due on the first day of each month, unless otherwise stated in the lease agreement Late fees may apply if payment is not received by the due date 7. Property Condition & Damage Tenant is responsible for keeping the property in a clean, safe, and habitable condition. Normal wear and tear is expected; however, any tenant-caused damages beyond normal wear and tear will be the financial responsibility of the tenant and may result in deductions from the security deposit.
