Lease Duration & Availability: Term: 12-Month Minimum Standard Lease (Long-term stability preferred). Availability: Ready for immediate occupancy upon successful underwriting and lease execution. Total Move-In Capital Requirements: To execute the lease, the following distinct financial components must be paid in certified funds: First Month's Rent: $5,800 Last Month's Rent (Advance Rent): $5,800 Security Deposit: $5,800 Total Initial Outlay: $17,400 due prior to key handover. Note on Security Deposits: In strict compliance with Florida Law (F.S. 83.49), all tenant deposit funds are held securely in a separate, dedicated Florida banking institution escrow account. Utilities & Property Maintenance Allocations: To maintain clean operational boundaries and prevent infrastructure disputes, the utility overhead is allocated as follows: Tenant Responsibilities: All consumable utilities including electric (FPL), water/sewer/trash (City of Miami), and high-speed internet/cable data lines are the direct financial responsibility of the tenant and must be transferred into the tenant's name prior to occupancy. Landlord Responsibilities: Major structural maintenance, HVAC systems oversight, and foundational property systems remain managed by the owner. Exacting On-Site Policies: Smoking/Vaping: Strictly prohibited anywhere inside the interior envelope of the residence. Pet Policy: Restrained strictly to one (1) small, fully housebroken adult dog under 25 lbs (No puppies, no cats). Subject to a $500 non-refundable pet fee and $50/month pet rent.
