Lease terms

Please note the following property requirements and expectations. Lawn care is included in the rent, as well as maintenance and salt replacement for the home's whole-house water filtration and water softener system. No large pets are permitted. A maximum of two small pets may be approved with landlord authorization. There is a non-refundable pet deposit of $150 per pet and an additional monthly pet fee of $50 per pet that will be added to the rent. Tenants are responsible for safeguarding all community and property access items. A fee of $150 will be charged for any lost or unreturned community pool key. Lost house keys will incur a replacement fee of $100 per key, and lost garage door openers will incur a replacement fee of $100 per opener. All appliances are provided for tenant convenience and must be properly maintained and cared for throughout the lease term. Tenants should promptly report any appliance malfunctions or maintenance concerns. Special attention should be given to the refrigerator, including proper cleaning and operation. The refrigerator's LCD display screen and all appliance features should remain in good working order. Any damage resulting from misuse, negligence, abuse, or failure to report issues in a timely manner may result in repair or replacement charges being assessed to the tenant. The landlord takes pride in maintaining the property and asks that tenants treat the home with the same level of care and respect. Additional charges may apply for damage beyond normal wear and tear.
