*Owner pays for lawn care. *Renters insurance required, Proof of renters insurance in the form of Declaration page shall be sent to lessor prior to signing of lease agreement. *No smoking on property. *2 covered parking spaces, under carports on left and right side of house. *No garage access, it is being used by owner of property, and is not part of the listing for rental. Owner and property manager will have access to garage at will. *Water softener salt will need to be checked and added periodically by renter at their cost, filters for whole house water filter system will be delivered bianually, to be replaced. *Rent will be considered late on the 5th of the month, with a $75 late fee, no exceptions! *Lease will be written for 12 months at $1,900 per month. * Security deposit equals to one months rent due upon signing, as well as first and last months rent. *Lessee will be responsible for all utilities of the leased premises during the term of the lease, with the exception of common household Garbage, and recycling, which are included. * Garbage is collected on Tuesdays and Fridays, recycling on Wednesdays, and Tenant is responsible for taking these out, Garbage needs to be taken out at least once a week by tenant. *Large bulk trash items such as mattresses, furniture, etc must be placed appropriately by the street, and tenant must call Waste management company to request pickup. If there are fees for this type of removal, charges will be the responsibility of the tenant. * Tenant is responsible for reporting any leaks that may form during tenancy to lessor immediately when found, so they can be mitigated before further damages are incurred. *No wet wipes or anything other than human waste and toilet paper are to be flushed down toilets. Any damage that may occur as a result of misuse will be tenants responsibility. *Use of premises is for Tenants only, Any guest staying with tenant more than 7 days must be reported to lessor, and approved in advance. * Owner of property will give tenant 24 hours notice to enter property except in the case of emergency repairs or inspections, where owner or manager shall have access without notice.
