Lease Basics 12-month lease term (or as specified in the lease agreement). Security deposit required before move-in. Pets & Smoking Pets allowed only with landlord approval Smoking is not permitted inside the home. Keys & Locks All keys must be returned at the end of the lease. Lost keys, replacements, and re-keying costs are the tenant's responsibility. Do not duplicate keys or change/add locks without the landlord's prior written consent. Trash & Recycling Trash and recycling must be disposed of only in designated collection areas. Place trash outside only on Friday morning (collection day) not the night before, as wind may scatter it. Cleanup from early placement is the tenant's responsibility. Maintenance & Property Care Report all maintenance and repair issues promptly to the landlord. Notify the landlord immediately if bed bugs or other pests are suspected, and cooperate with any treatment. Keep the property clean and sanitary; tenant is responsible for damages beyond normal wear and tear. Alterations & Use of the Property Do not attach or install anything on walls, fixtures, appliances, or the exterior without landlord approval. Waterbeds and unusually heavy items (pianos, large safes, etc.) require landlord approval. No signs or advertisements may be displayed outside the property without landlord approval. Safety Rules No hazardous or flammable materials may be stored on the property. No candles or open flames inside the home. No grilling or barbecuing on the porch, deck, or within 15 feet of any building. Balconies, Patios & Porches May not be used for long-term storage. Do not hang laundry or other items from windows, balconies, or porches. Parking Curbside/street parking is not permitted after 10 PM. Vehicles must be parked in the designated parking area overnight.
