Utilities: Water, electricity, gas, internet, pest control and lawn service are all the responsibility of the tenant. 5. Preventive Maintenance: The owner will manage and oversee all preventive maintenance to ensure the property remains in top condition. Wear and Tear: Regular wear and tear is naturally expected over the course of the lease. Damages: Any damages that go beyond normal wear and tear will be addressed and repaired at the tenant's expense. Tenants are encouraged to report any issues promptly to ensure the property's longevity and their comfort. Lightbulbs to be replaced by tenant. 6. Pet Policy: Pets permitted. Restrictions on type, size, and number. Inquire for details. Additional pet deposit of $500, nonrefundable. No more than 2 pets. 7. Lease Termination: Penalties apply for early termination.
