Lease terms

1. Rent & Payment Terms * Monthly rent amount: $3,200 * Due date: Rent is due on the 1st of each month * Grace period: Late after the 5th * Late fee: $100 after grace period" 2. Security Deposit * Amount: $3,200 (one month's rent) * Refund timeline: 45 days after move-out * Deductions: unpaid rent, damages beyond normal wear and tear 3. Utilities *Tenant is responsible for all utilities including electricity paid through SMECO and oil service for the heat. Tenant is responsible for monitoring and refilling oil as needed." 4. Lease Term * Fixed term: 12 months with the option to renew 5.Use of Property * Residential use only * No subleasing without written permission * Occupancy limits: No more than 7 occupants * No smoking in the house * No pets 6. Maintenance Responsibilities Tenant: * Keep property clean *Tenant shall be responsible for routine yard maintenance, including mowing, edging, weed control, and keeping the lawn in a clean and orderly condition. * Replace light bulbs, filters * Minor upkeep Landlord: * Major repairs (HVAC, roof, plumbing issues not caused by tenant) 7. Repairs & Reporting *Tenant must report maintenance issues promptly. Failure to report may result in tenant responsibility for damages." 8. Entry & Inspection * 24-hour notice before entry (standard in MD) * Emergency entry exception 9. Default / Eviction Clause * If Tenant fails to pay rent when due, violates any terms of this Lease, or abandons the property, such failure shall constitute a default. Landlord may provide written notice as required by Maryland law and pursue all legal remedies available, including but not limited to termination of the Lease and filing for eviction. Tenant shall be responsible for all unpaid rent, late fees, court costs, and reasonable attorney's fees as permitted by law.
