Tenant Screening Criteria GenauShu LLC Property Address: 4143 Lenox Drive, Fairfax, VA 22032 Monthly Rent: $4,600 To qualify for this rental, applicants must meet the following minimum criteria. All applications will be evaluated equally and fairly based on this list: 1. Income Requirements Minimum monthly gross income must be at least 2x the rent amount: $9,200/month or more. All income must be verifiable via: Recent pay stubs Tax returns (if self-employed) Bank statements (if needed) 2. Credit Score Minimum credit score: 700 Scores will be verified through a third-party screening service. A history of late payments, charge-offs, or collections may be grounds for denial even if the score is close to 700. 3. Rental History Must provide at least 2 years of positive rental history. No history of: Evictions Lease violations Unpaid rent Landlord references will be contacted to confirm history. 4. Employment Verification Must provide proof of stable employment or income. Job changes within the last 6 months may require additional documentation. 5. Criminal Background Check A criminal background check will be performed. By submitting an application you consent to a criminal background check. 6. Occupancy Limit No more than 6 occupants allowed, in accordance with local laws and property size. All adult occupants (over 18 years old) must submit separate applications and pass screening. Automatic Grounds for Denial Incomplete or falsified applications Unverifiable income or employment Evictions within the last 3 5 years Credit score below 700 Income below 2x rent Violent or drug-related felony convictions Tenant is responsible for daily wear and maintenance.
