Lease terms

prefer two year lease but will consider one year lease. bad credit will be considered how ever last month rent may need to be paid in advance. the property is covered by home warranty which means if any repair or maintenance is needed all you need to do is call the warranty company and they will take care of it. deposit and first months rent is due at signing of the lease. after lease term ends (either one or 2 year lease) the terms will be monthly there after and a minimum 2 months of notice is required by either party. notice of rent increase will also by communicated at lease 2 months in advance. to be considered there will be a credit and a background check process. no sublease or roommates applications will be considered. proof of income and references are required for the application process.
