Lease terms

Lease Term: Flexible, 9-12-month lease Rent Due: Rent is due on the 1st of each month. Late Rent: Rent received after the 5th of the month will be subject to a $75 late fee, subject to applicable Idaho law. Repeated late payments may constitute a violation of the lease. Security Deposit: One month's rent, due at lease signing. Utilities: Tenant is responsible for all utilities, including electricity, natural gas, water, sewer, trash, and internet. Utilities must be transferred into the tenant's name prior to move-in and maintained throughout the lease term. Pets: No pets permitted, except assistance animals as required by applicable law. Smoking: No smoking, vaping, or marijuana use inside the home. Furnished: This is a fully furnished rental. Furniture, appliances, kitchenware, and other household furnishings provided with the property are included and must remain at the property. A detailed inventory and condition report will be completed at move-in. Renter's Insurance: Tenant is required to maintain renter's insurance with personal liability coverage throughout the lease term. Occupancy: Only approved occupants listed on the lease may reside at the property. Subletting/Short-Term Rentals: No subletting, Airbnb, VRBO, or other short-term rental use is permitted. Income Requirement: Household gross income of at least 3 times the monthly rent is required and must be verifiable. Credit Requirement: Minimum credit score of 680 preferred. Applications below 680 may be considered based on overall qualifications, including income, rental history, credit history, and other screening criteria. Rental History: Positive, verifiable rental history is required. Background Screening: All applicants are subject to credit, income, rental history, eviction, and background screening using consistent screening criteria. Move-In: First month's rent, security deposit, signed lease, proof of renter's insurance, and confirmation that utilities have been transferred are required before possession is provided.
