Lease terms

Stays up to 60 days include all utilities and require a signed rental agreement with electronic signature and a refundable 25% booking deposit. A formal lease is not required for shorter stays. Stays exceeding 60 days require a lease agreement, standard screening, and a refundable 50% deposit processed securely through the TurboTenant platform. Under Florida and Pinellas County regulations, all stays under 6 months are classified as short-term rentals and are subject to a combined 13% lodging tax. A $199 cleaning fee applies to all stays. One approved pet is permitted with a $49 pet cleaning fee and refundable $499 pet deposit. Undisclosed pets will result in immediate termination of the agreement without refund and may include applicable cleaning, damage, or deposit retention charges. Guests are financially responsible for damages caused by negligence, misuse, or violations of house rules. All guests are required to sign liability waivers acknowledging that ownership and management are not responsible for injury, damage, loss, or theft occurring on the property. Active renters insurance is required for all stays. Guests may independently research providers such as Lemonade, which offer plans starting as low as $5/month depending on coverage and stay duration. All utilities are included for stays under 6 months. Electricity overages exceeding $200/month will be deducted from the deposit. For stays exceeding 6 months, electricity service must be transferred into the tenant's name. Thermostat settings are maintained between 70F to 78F, and ceiling fans are installed throughout the home for additional comfort. Available June 1, 2026.
