This 4-bedroom, 3-bath home will be available beginning October 1, 2026, with an initial lease term of 12 months. Rent is due on the first day of each month. All adult occupants (18 years or older) must complete an application, undergo standard screening, and be listed on the lease. Occupancy is limited to approved residents in accordance with applicable law. Guests staying more than 14 consecutive days require prior written approval from the owner. Subletting or assignment of the lease is not permitted without the owner's prior written consent. The owner provides electricity, gas, water, trash service, and professional gardening/landscaping. Tenants are responsible for internet and cable services and maintaining renters insurance throughout the tenancy. Pets may be considered on a case-by-case basis, subject to owner approval and an additional $750 pet deposit, where permitted by law. All applicants will be evaluated using consistent rental criteria, which may include rental history, creditworthiness, income verification, background screening, and other factors permitted under California law. Applications will be reviewed in compliance with all applicable federal, state, and local fair housing laws. Residents are expected to maintain the home in a clean, safe, and sanitary condition and promptly report maintenance concerns, leaks, safety hazards, or appliance malfunctions. Tenants are responsible for replacing HVAC filters as directed and taking reasonable steps to prevent mold and moisture issues through proper ventilation and housekeeping. Smoking and vaping are prohibited anywhere on the property. Residents agree to care for the property responsibly, respect neighboring residents, and conduct themselves in a manner that preserves the quiet enjoyment of the surrounding community.
