Lease Terms & Policies: Monthly Rent: $2,950 Security Deposit: $2,950 (equal to one month's rent) - due at signing Lease Duration: 12-month lease preferred Move-In Date: September 1, 2026 onward Application Fee: Through Zillow. Tenant is responsible for scheduling and paying for large item or special pickups. Lawn & Yard Maintenance: Tenant is responsible for regular lawn care and maintaining a tidy yard. Optional lawn service available for an additional monthly fee ask for details. HVAC Maintenance: Tenant is required to replace AC filters monthly and maintain basic care of the HVAC system. Appliance Care: Home includes refrigerator, stove/oven, microwave, and dishwasher. Tenant must keep all appliances clean and in working order through responsible use. General Upkeep: Tenant must maintain the home and yard in clean, good condition throughout the lease. Smoking, Pets & Parking Smoking Policy: Strictly no smoking or vaping of any kind (tobacco, cannabis, or e-cigarettes) inside the home or garage. Pets: Considered on a case-by-case basis with an additional refundable deposit plus pet rent of $50 per month per pet. Parking: Includes 2-car garage and private driveway parking. - no parking on lawn areas. Additional Lease Terms Alterations: No painting, wall mounting, or permanent alterations without prior written permission from the landlord. Pest Control: Tenant responsible for maintaining cleanliness. Landlord provides routine yearly pest control services. Subleasing: Not permitted without written consent from the landlord. Maintenance & Repairs: Non-emergency maintenance requests must be submitted in writing. Landlord will respond promptly and coordinate licensed professionals when necessary. Emergency repairs (e.g., major leaks, A/C issues) must be reported immediately. Landlord Entry: Landlord will provide at least 24 hours' notice before entering the home for inspections, maintenance, or repairs (except in emergencies). Move-Out Requirements: Home must be returned in clean condition. All tenant belongings must be removed. Any damage beyond normal wear and tear will be deducted from the security deposit.
