1. Rental Price: A variable monthly rent will be established, not subject to seasonal adjustments, to provide stability for both the tenant and landlord. Rent will include community fees but utilities will be the responsibility of the tenant. 4. Maintenance and Repairs: The landlord will handle major repairs and maintenance related to the property's structural integrity and common areas.Tenants are responsible for minor repairs and upkeep to ensure the property remains in good condition up to $500.00 5. Subleasing: Subleasing is strictly prohibited to ensure community standards and security are maintained. The exception is if this is agreed on beforehand. 6. Restrictions: Smoking is NOT allowed on the property to ensure a healthy and clean environment for all residents. Pets are welcomed and permitted. 9. Termination Conditions: Early lease termination by the tenant is possible by paying the remainder of the lease term.
