Lease terms

Lease duration. Duration of lease is 12 months (one year) unless otherwise stipulated in the lease. Rent payment: Rent must be paid monthly on or before the 1st of the month through Zillow. There is a 3 day grace period. Late Fee is $75 plus $15/day. Smoking policy. This is a completely NON SMOKING property. Tenants and any guests are not permitted to smoke inside or outside on the grounds of the property. Pets. Maximum of 1 cat allowed with pet deposit. No Dogs. Parking and additional structures. Lease includes occupancy and use of the main house only. Tenants may park up to three vehicle in the driveway. Damage to property. Tenant may not put any holes, nails, screws etc. in the wall, ceiling, or floor of the house. Utilities. Tenant is responsible for directly paying all utilities. Yard maintenance. Tenant is responsible for regular mowing of the front and back yards and alley. During winter weather, tenant is responsible for any snow or ice removal from drive or walkways. Occupancy limits. No more than 3 unrelated adults. A separate rental application is required of all occupants over 17 years age. All occupants must be on lease and all children must be from the same family. Guests. Maximum number of visitors or guests for a social/family gathering is four. This is not a party house. Overnight guests staying over one night require management approval. Illicit or illegal substances. Tenant may not sell or purchase, or otherwise convey or receive any illicit or illegal substances as defined by the State of Texas. This includes "street drugs" such as marijuana or narcotics. If such substances are deemed medically necessary by a licensed healthcare provider, they must be obtained via prescription through a pharmacy. NO FIREARMS: Firearms (gun rifle) are not permitted on this property. Applicants who desire to keep a firearm should look for another house or apartment. Repairs. Any damage or needed repairs except quick fixes (e.g., plunging the toilet), must be reported to management ASAP. Tenant must make the property available for inspection, estimates, or repairs with 24 hour notice. However, tenant is expected to accommodate emergency repairs requiring more immediate access. Renters insurance. It is strongly recommended that tenant obtain renters insurance. Owner or manager are responsible for any loss or damages to tenant's person, property or belongings include automobiles, furniture, appliances, or pets. Applications. An additional application or application questions, over and above the standard Zillow application, will be required to be completed by all prospective tenants over 17 years old and will include, but is not limited to, information about: present and previous rentals / tenancies; employment/work: present status and history; credit score (630 is required) and recent history; and background check. Application fees, if relevant, must be paid by applicant/prospective tenant. SHOWING of the house will be done upon acceptance of the initial Zillow rental application.
