Lease terms

Owner occupant renting an upstairs bedroom nonshared bath with COVID-concious roommates where the kitchen, family room are furnished. Rental comes with one designated full bath and bedroom per leasee which you may furnish yourself or accept some furniture in place. Each renter is responsible for the maintenance of any work under $75. Lease durations are offered at 6 month, 9 month, 12 month or 24 month with $1275 per month base rent plus utilities, $300 carpet cleaning fee once per lease term. Utilities (electricity, water, internet) are charged for the last month are split equally between the total resident count of the entire unit and are due a week after the bill arrives on the 15th of every month. Renter is financially responsible for the maintenance of their own bathroom and room space that is not wear and tear related. Parking is available in the two-car garage on a $100 per month basis, free parking is available on the street side off Dean Drive, Carnaby Street, & Beake Street. No smoking in the premises except off the balcony or in the garage area with the door open. No large pets (cats or dogs) other than the landlord's singular senior dog. ADA Service animals are allowed in accordance with the ADA. Each tenant is responsible for their own space and generated trash which is separated into single stream recycle and conventional waste, but may opt in to a $73 per month charge to have their room cleaned by a cleaner monthly and must be specified a week before the scheduled cleaning date. Per month rate charge breakdown(excluding monthly utilities, cleaning, parking fees; including monthly base rent and 300 carpet cleaning charge per lease term) 6 Month Lease Term: [(6 Months x $1275 Base Mo. Rate) + $300 Carpet Cleaning ] / 12 Months Term = $15,600 / 12 = $1300 per month 24 Month Lease Term = [(24 Months x $1275 Base Mo. Rate) + $300 Carpet Cleaning ] / 24 Months Term = $30,900 / 24 = $1287.50 per month Reusable Tenant Screening Reports are acceptable for application for as long as they are valid.
