Common Lease Terms: Lease Duration: Typically 12 months, flexibility can be offered based on diffferent cases. Rent Due Date: Rent is due on the 1st of each month. Security Deposit: Equal to one month's rent, refundable upon lease termination if no damages occur. Utilities: Tenants are responsible for equal portion of total electricity bill. Other utilities are covered. Maintenance: Tenants are responsible for basic upkeep, including replacing light bulbs, batteries, and air filters. Repairs and Damages: The tenant must report any damages or required repairs immediately. The tenant is responsible for any damages caused by their actions or neglect. Landlord's Responsibilities: The landlord is responsible for major repairs due to normal wear and tear, including plumbing, heating, and electrical issues. Guest Policy: Limited to [specific time frame, e.g., 1-2 nights/month] with prior notice to maintain a harmonious living environment. Pet Policy: No pets allowed. Smoking/Drug Policy: No Smoking: Smoking is strictly prohibited inside and outside the property. No Drugs/Marijuana: Use or possession of illegal drugs or marijuana is not permitted on the property. Quiet Hours: Quiet time must be observed from 10 PM to 7 AM to ensure a peaceful environment for all tenants. Damage and Repair Terms: Damage to Property: Tenants will be held financially responsible for any damage caused by negligence, misuse, or unauthorized modifications to the property, including walls, floors, appliances, and fixtures. Normal Wear and Tear: The landlord will cover normal wear and tear, such as faded paint or carpet wear, but not damage caused by the tenant. Reporting Damages: Tenants must promptly report any damage or malfunction of appliances, plumbing, or other property-related issues to the landlord. Failure to report damages could result in additional charges. Repairs and Maintenance: If damage is caused by the tenant, they will be responsible for the repair costs. Repair Requests: Non-urgent repairs must be requested in writing. Unauthorized Alterations: Tenants are prohibited from making alterations (e.g., painting, drilling holes, installing shelves) without the landlord's written consent. Damage Upon Move-Out: At the end of the lease, the property must be returned in the same condition as it was received (minus reasonable wear and tear).
