(We call landlords and get proof of timely payments) we also check how the tenant treated the property. -tenant must be willing to move within the next 30 days -Job history: has to have job stability and likelihood of continuing with current job must be high. * tenant must have a checking account and must be okay for the future rent payments to be withdrawn directly with ACH -automatic payments -no pets (one cat is ok with $250- non refundable pet fee, and a monthly rent increase of $25/mth) -no smoking -2 year minimum lease requirement.
