Lease terms

A.) Lease duration one year. B.) 90 day notice to vacate in writing, is required from tenant to owner is when moving out. This 90 day notice in writing is also required from owner to tenant in the event that the lease will be non-renewed, or for ending a month to month lease. C.) Only online direct deposit payments for rent and fees is allowed. No personal checks, cash, digital assets, credit / debit cards, etc., is allowed. Cashiers check for security deposit and first month's rent is optional. D.) Rent is due on the first of the month. $50 late fee if payment is 5 or more days late. E.) Smoking and vaping of any type is not allowed in the building or on the property (tobacco, cannabis, hemp, vaping oils, etc.) . F.) Illegal drugs and any illegal activities are not allowed in the building or on the property. G.) One slab parking space is provided in front of the garage for a small to mid-size car or SUV. The garage is not available to the tenant. On street overnight parking permits are available from the city. H.) Owner pays for water and sewer. I.) Tenant pays for gas and electric utilities, and any other optional utilities and/or services that he orders (example: internet service, pay per view, streaming services, cable TV, telephone and/or cell phone, etc.) J.) Owner is responsible for lawn maintenance and snow removal. K.) Owner will be responsible maintaining a habitable, safe, and secure living environment. L.) No running and jumping allowed as noise transfers through the unit. Also loud noise is restricted after 9pm until morning. With noise sensitive people living upstairs. M.) The basement is not included in the rental. However, a washer and dryer are provided for tenant's use.
