Lease Terms & Requirements * Minimum 12-month lease. * Tenant is responsible for all utilities, including electricity, water, sewer, trash, cable, internet, and any other services associated with the property. * Lawn care and landscaping maintenance are the tenant's responsibility and must be maintained in accordance with HOA standards. * Tenant is responsible for any HOA violations, fines, fees, or penalties incurred during the lease term due to tenant actions, negligence, or noncompliance with community rules. * Renters insurance is required and must remain active throughout the lease term. * No smoking or vaping permitted inside the home, garage, or screened areas. * No painting, wallpapering, mounting televisions, or making alterations to the property without prior written approval from the owner. * No permanent fixtures or structural modifications may be made without written permission. * Tenant must replace HVAC air filters regularly and keep the property in clean and sanitary condition. * Tenant must promptly report maintenance issues, leaks, plumbing problems, appliance malfunctions, or other conditions that could cause damage to the property. * Carpets must be professionally cleaned at least once every 12 months during the lease term and professionally cleaned again prior to move-out. Receipts may be required. * Upon lease termination, the home must be professionally cleaned, including appliances, cabinets, bathrooms, floors, and interior surfaces. Proof of cleaning may be required. * Tenant is responsible for changing light bulbs, smoke detector batteries (when applicable), and other routine household maintenance items. * Occupancy is limited to approved residents listed on the lease. * Subletting, short-term rentals, and Airbnb-style rentals are strictly prohibited. * Pets may be considered on a case-by-case basis with owner approval. Additional deposits, fees, and breed restrictions may apply. * Security deposit and first month's rent due prior to move-in. * Application, background, credit, employment, income, and rental history verification required for all applicants 18 years of age and older. * Gross household income should generally be at least three times the monthly rent. * No prior evictions, landlord collections, or open bankruptcies within the screening period. * Tenant must comply with all Harmony community rules, HOA regulations, parking restrictions, and amenity guidelines. Property is offered to qualified applicants who demonstrate stable income, satisfactory credit history, positive rental references, and the ability to properly maintain the home
