Lease terms

Lease Terms * Minimum lease term: 12 months, renewable upon mutual agreement. * Available: July 1, 2026. * Security Deposit: Two (2) months' rent. * Tenant is responsible for all utilities. * Tenant is responsible for maintaining the whole-house water filtration system by replenishing the water softener salt as needed. * Tenant is responsible for maintaining the artificial turf in the backyard. * Pets are welcome with landlord approval. A $350 non-refundable pet fee per pet is required. * A completed rental application is required for all applicants. * Background check, credit screening, and income verification are required for every occupant 18 years of age or older. * Applicants must submit a valid government-issued photo ID, proof of income (recent pay stubs or bank statements if self-employed), monthly household income, number of vehicles, and a recent photo of each pet, if applicable. * The total number of occupants must be disclosed with the application and is subject to landlord approval and applicable occupancy guidelines. * Smoking is strictly prohibited inside the property. * Incomplete applications will not be considered. * Landlord reserves the right to approve or deny any application based on screening results, rental history, income qualifications, and compliance with all application requirements.
