Lease terms

Tenant shall pay Rent for the Term of this Agreement plus the Florida Transient Rental Tax (7%). Tenant shall pay to Landlord fifty percent (50%) of the total Rent and Taxes amount within seven (7) business days of the Agreement. No fewer than 45 days prior to the Commencement Date of this Agreement, Tenant shall pay to Landlord the balance of Rent due plus one hundred seventy-five dollars ($175.00) cleaning fee. Acceptable forms of payment: Personal check, money order, cashier's check. In the event of a cancellation, the security deposit and housekeeping fee will be refunded in full. The rental agreed amount is due in full. If the house can be re-rented at the same rate, rent will be refunded minus a 15% cancellation fee. If not re-rented, no refund will be issued. Tenant shall deposit with Landlord a security deposit as security for any damage caused to the Premises or the golf cart. Such deposit shall be returned to Tenant, without interest. The security deposit will be fully returned as long as there is no damage to the home and golf cart and if no extraordinary cleaning is required after departure. All keys, gate cards and garage door openers need to be returned. The Premises shall be used and occupied by Tenant and up to one (1) additional occupant. Tenant shall not allow any other person, other than Tenant's immediate family or transient relatives and friends who are guests of Tenant, to use or occupy the Premises without first obtaining Landlord's written consent to such use. There is a $35 per night fee for each guest over the two Tenants that stay for longer than 10 days. No smoking shall be permitted within the premises or inside the garage. Landlord shall be responsible for arranging for and paying for all utility services required on the Premises. It is strongly advised for tenants to carry Tenants own insurance (renter's insurance ) to protect Tenant from any loss or damage. Landlord shall issue two (2) house keys, and two (2) garage door openers to tenants upon arrival. Tenants must return all issued items at departure, and will be liable for the cost to replace any items not returned. Optional Resident Guest IDs which gives you access to all of what the Villages has to offer are an additional $50 for two guests. This payment can be made directly to the Villages ID office.
