Lease terms

LEASE TERMS & CONDITIONS Utilities Tenant is responsible for all utilities. Rent & Payment Rent is due on the 1st of each month. Payment must be made via direct deposit, electronic bank transfer, or Zelle only cash, checks, and other physical forms of payment are not accepted. A 3-day grace period is provided. If rent is not received by the 4th of the month, a $50 late fee will be applied. If rent remains unpaid after 10 days, an additional $100 late fee will be applied. Continued non-payment may result in eviction proceedings in accordance with California law. Appliances & Maintenance All appliances and plumbing are brand new. Any repairs or replacements required during the tenancy are the tenant's responsibility. Included appliances: television, air conditioning system, refrigerator, oven, microwave, dishwasher, gas range, washer, dryer, and printer. Included plumbing: shower systems, all faucets, toilets, and outdoor pipes. Pet Policy Pets are permitted with a $1,000 non-refundable pet deposit per pet, due prior to move-in. Pest Control Owner will provide professional pest control treatment of the property prior to tenant move-in. Tenant is required to arrange and cover the cost of one (1) annual professional pest control treatment to be conducted each summer for the duration of the lease. Proof of service may be requested by the owner. Any infestation resulting from tenant negligence, improper food storage, or unsanitary conditions is solely the tenant's financial responsibility to remediate. Insurance Tenant is required to obtain and maintain a valid renters insurance policy prior to taking occupancy. Deposits A security deposit is required at signing. Pet deposit of $1,000 per pet is non-refundable. Landscaping & Gardening Responsibility for landscaping and gardening maintenance is to be negotiated and agreed upon between owner and tenant prior to lease signing. Subletting Subletting and short-term rentals (including but not limited to Airbnb, VRBO, and similar platforms) are strictly prohibited. Violation will result in immediate eviction and legal action. Furnishings Property is rented fully furnished as shown. Lease Term Minimum lease term of one (1) year required.
