Lease terms

Lease Terms Minimum Lease Term: 6 months. Monthly Rent: Includes all utilities, high-speed Wi-Fi, pool service, lawn care, and routine maintenance. Security Deposit: $5,000 due at lease signing. Move-In Costs: First month's rent and the $5,000 security deposit are due upon signing the lease. Furnished Home: The property is rented fully furnished as shown in the listing photos. All furnishings, decor, appliances, kitchenware, and household items must remain in the home unless otherwise approved by the owner. Occupancy: Maximum occupancy is limited to the number of occupants listed on the lease agreement. No Smoking: Smoking or vaping is not permitted inside the home. Pets: Pets are subject to owner approval and may require an additional pet deposit or monthly pet fee. Parties & Events: Parties, events, commercial activities, or gatherings exceeding normal residential use must receive prior written approval from the owner. Pool & Sauna: Tenants agree to follow all posted safety guidelines and use the pool and sauna at their own risk. Property Care: Tenants agree to maintain the home in good condition and promptly report any maintenance issues. Subleasing: Subleasing or short-term rentals (including Airbnb, VRBO, or similar platforms) are not permitted. Application: All applicants are subject to income verification, background screening, credit review, and rental history verification. Parking: Parking is permitted only in designated areas on the property. Move-Out: The home must be returned in substantially the same condition as received, excluding normal wear and tear.
