Lease terms

No smoking and no pets. A 12-month lease is required. First month's rent ($1,995) and a security deposit ($1,995) are due prior to move-in. Tenant is responsible for all utilities, including water and electricity, as well as lawn maintenance and general upkeep of the property. The home, including the garage, must be maintained in excellent condition throughout the lease term and returned in the same condition in which it was received. Any holes, wall damage, or alterations must be properly repaired before move-out. If walls are painted, they must be restored to the original color. Carpets must be professionally cleaned prior to move-out. Tenant must maintain renter's insurance throughout the lease term. Background, credit, and income verification are required. Any application fee is non-refundable. Security deposit may vary based on credit and application qualifications. All HOA rules and regulations must be followed. Failure to comply with lease terms may result in deductions from the security deposit. Applicants must demonstrate a gross monthly income of at least 2.5 times the monthly rent. Application is required before requesting a tour.
