The villa is well-appointed with a fully equipped kitchen featuring a blender, toaster, microwave, two ovens, a wine refrigerator, double sink, double-door stainless steel refrigerator, and a combination coffee pot and Keurig coffee maker. A full bathroom is conveniently located near the exterior pool patio. The laundry room is attached and includes a full washer and dryer. The second sitting room/family room offers views of the pool and intracoastal. Enjoy a heated private waterfront pool and an exquisite outdoor fireplace. Cozy outdoor furniture and an outdoor dining table that seats 6 are provided. The north-facing dock offers deep water access and can accommodate boats up to 50 feet in length, with 2 x 100 Amp, 2 x 50 Amp, and 2 x 30 Amp connections, a water hose, and tide slides. Please note that dock usage must be requested and approved in writing, and owners currently use a portion of the dock. A propane grill with propane provided is available. Beach chairs, beach bags, an umbrella, sand toys, and a drink cooler are also available. For families, a pack n' play, highchair, booster seat, and travel bassinet are provided. Parking is available for a maximum of 4 cars, with no on-street parking. The garage is locked and not available for guest use. Located in the heart of Fort Lauderdale, this villa is situated in The Landings, an exclusive deep-water-access neighborhood ideal for boaters, just a couple of miles from the shores of Lauderdale-by-the-Sea. It's conveniently located between Miami and the Palm Beaches, close to major highways, and a short drive to Fort Lauderdale International Airport. Nearby attractions include Las Olas Boulevard for dining, shopping, and entertainment, as well as the Fort Lauderdale Museum of Art, Cinemas, Museum of Science, and Broward Center for Performing Arts. Quiet hours are observed between 10:00 PM and 8:00 AM. This is a non-smoking property. Early check-in and late check-out are available upon request 24-48 hours prior to arrival/departure for a fee of $100 plus tax each. Guests must submit an ID for access, and the minimum age requirement to rent is 25 years old. Guests are responsible for adhering to proper garbage routines. Parties are not permitted due to the city noise ordinance. Security cameras are present on the exterior of the property and are not to be tampered with or covered. Includes an iron and ironing board, and a travel bassinet. The use of the dock must be requested and approved in writing before guests may utilize it. The dock usage is complimentary. Owners are currently using part of the dock, and it is off limits for guests. Owner reserves the right to occupy 60' of dock space on the left-end (West side) as you face the water from the home. The dock is 120' long, with two pedestals (1) side occupied with the owner's boat.
