Tenant shall be responsible for lawn care, landscaping, and snow removal unless otherwise specified. 15. Tenant shall replace HVAC filters regularly and maintain appliances in good condition. 16. Landlord may enter the premises with proper notice for inspections, repairs, or emergencies. 17. Excessive noise, nuisance behavior, or illegal activity shall constitute a lease violation. 18. Guest stays exceeding the permitted duration shall require Landlord approval. 19. Tenant shall not make alterations, paint, or install fixtures without prior written consent. 20. Returned payments shall be subject to additional fees. 21. Failure to pay rent or comply with lease terms will result in default and eviction proceedings. 22. Early termination of the lease will result in penalties or forfeiture of deposits as permitted by law. 23. Tenant shall surrender the premises in substantially the same condition as received, excluding normal wear and tear. 24. Security deposit deductions may include unpaid rent, damages, cleaning costs, or other lease violations as permitted by law. 25. Holdover tenancy after lease expiration shall convert to month-to-month tenancy at Landlord's discretion and adjusted rental rate.
