Lease terms

Ready for move-in on or after August 21st, 2026 Rent: $2,300 per month Security deposit: $2,300 (reduced to $2,000 if tenant agrees to handle snow and ice removal) Pet deposit: $200 (maximum 2 pets 1 cat + 1 dog, 2 dogs, or 2 cats only; no exotic animals) Deposits due on or before August 21 move-in date; first month's rent due September 1, 2026 Rent due on the 1st of each month with a 3-business-day grace period; 3% late fee thereafter Utilities (electric, gas, water/sewer, garbage, internet) not included tenant sets up and pays all accounts Landlord mows the lawn approximately once per week (season/grass dependent) Tenant responsible for snow and ice removal from sidewalks, driveway, and walkways (per City of Jordan ordinance). Tenants who take on this duty receive the $300 security deposit reduction Detached one-car garage is not included and remains locked for landlord storage. Tenants may use the driveway but must park at least 6 feet from the garage service door Street parking subject to City of Jordan odd/even and snow-emergency rules (on Water Street) No indoor smoking No subletting or assignment without prior written approval Guests limited to 7 consecutive days without written consent No alterations without written approval; property must be restored at end of tenancy Quarterly inspections (24-hour notice); landlord handles furnace filters and water softener salt during visits Tenants handle minor items such as changing light bulbs and battery replacements
