Lease terms

Tenant Responsibilities 1. Background and Credit Check All applicants must successfully pass a background check and credit check prior to approval of tenancy. 2. Utilities Tenant is responsible for payment of all utilities, including water, electricity, and internet services. 3. HVAC Maintenance Tenant is responsible for regularly replacing HVAC air filters. The Owner will supply the appropriate filters. 4. Wall Hangings Hanging pictures and decor is permitted using small nails or screws only. Any excessive wall damage beyond normal wear and tear may result in repair charges. 5. Window Coverings Blinds have been provided by the Owner. Curtains or window drapes may not be installed without prior written approval from the Owner. 6. Yard Maintenance Tenant is responsible for routine yard maintenance, including mowing, trimming, and general upkeep. Yard service is available upon request at an additional cost. 7. Appliance Maintenance Owner is responsible for maintenance and repair of provided appliances, excluding damage caused by Tenant misuse, negligence, or abuse. 8. No Smoking Policy Smoking is strictly prohibited inside the home. 9. Pets Pets are permitted with prior approval and require an additional pet deposit. Tenant is responsible for any pet-related damage. 10. Maintenance Reporting Procedures Tenant agrees to promptly report all maintenance issues or repair needs to the Owner in writing (text or email acceptable). Emergency maintenance issues (such as water leaks, loss of heat/air, electrical hazards, or sewage backup) must be reported immediately. Tenant shall take reasonable steps to prevent further damage until repairs can be made. Failure to promptly report maintenance issues that result in additional damage may cause Tenant to be responsible for the cost of repairs.
