IMPORTANT NOTE - The property layout depicted in the photos is accurate, but wall paint color and flooring may change during the make-ready. - Tenant is responsible for all utilities: electric, gas (if applicable), water, sewer, and trash pickup. - Tenant is responsible for lawn care maintenance during mowing season. - We are pet friendly, but do not accept: more than two pets, aggressive breeds, any pets larger than 35 pounds or any pets that will grow larger than 35 pounds. We do require a non-refundable pet fee at the time of move in; $500 for the first pet and an additional $250 for the second pet. - Tenants are required to procure a renter's insurance policy before they take possession of the property. The policy must list "Burkhead Realty Holdings, LLC" as an additional insured party, and it must remain active throughout the entire tenancy period. In the event of fire, theft, or natural disaster the Landlord's property insurance only covers the structure and personal injury liability. The renter's insurance policy must contain at least $300,000 liability coverage for personal injury and property damage to structure, for losses caused by Tenant. The Landlord accepts no responsibility for claim deductible costs or losses no covered by Tenant's renter's insurance policy. There are no exceptions to this requirement. If you are certain you want this property and would like to reserve it before make ready is complete, let us know. If your application is approved, we would sign a lease with you and stop all advertising. You would pay the security deposit when the lease is executed. Once the make-ready is complete, prorated rent commences the following day. Prorated rent and any pet fees are required at the time of initial walk-through and key transfer. If you signed a lease, but later decided you do not want the property before make ready is complete - you would forfeit your deposit.
