Lease terms

Lease Terms: The lease term shall be for twelve (12) months, with monthly rent in the amount of $2,200 due on the 1st day of each month. Tenant shall have a five (5) day grace period to make the monthly rent payment; if rent is not received by the end of the 5th day of the month, Tenant shall pay a late fee of $100. Rent shall be paid by Zelle, ACH, or any other payment method approved in writing by Landlord. Prior to occupancy, Tenant shall pay a security deposit of $2,200. Tenant shall be responsible for all utilities and services, including electricity, water, internet, cable, trash, lawn care, pest control, and any other services used during the lease term. Tenant shall keep the property clean and in good condition, perform minor maintenance such as replacing light bulbs and air filters, promptly report any damages or maintenance issues, and maintain the lawn and exterior areas in good condition. Tenant shall be responsible for any HOA fines or violations caused by Tenant, occupants, guests, or failure to properly maintain the property. Tenant shall not sublease, assign, rent rooms, or use the property for short-term rentals, including Airbnb, VRBO, or similar platforms, without prior written consent from Landlord. Tenant must comply with all HOA rules and community regulations. Landlord may enter the property with reasonable notice for repairs, inspections, maintenance, or to show the property, subject to applicable Florida law. If Tenant terminates the lease early, Tenant may be responsible for an early termination fee equal to two (2) months of rent, totaling $4,400, plus any unpaid rent, damages, utilities, HOA fines, repair costs, cleaning charges, and other amounts owed under the lease or allowed by law. Tenant shall not engage in illegal activity, disturb neighbors, damage the property, make alterations, change locks, or modify the property without prior written consent from Landlord.
