Rent and Minimum Stay Monthly rent is $3,500. The rental has a one-month minimum stay. This is a furnished seasonal rental, and flexible monthly terms may be considered by Owner. Sleeping Arrangements The condo is a 1 bedroom plus loft unit with a flexible sleeping setup that includes two queen beds and two twin trundle beds. Security Deposit A refundable security deposit equal to one month's rent ($3,500) is due at signing. The security deposit may be used for unpaid rent, damages, excessive cleaning, missing items, or other charges allowed under this Agreement. Cleaning Responsibility: Tenant is responsible for maintaining the condo in a clean and sanitary condition during the rental period and returning the condo in the same level of cleanliness as at move-in, except for ordinary wear and tear. After move-out, Owner may deduct reasonable cleaning costs from the security deposit as allowed by California law. Standard move-out cleaning is typically estimated at $250, but actual charges may vary depending on the condition of the condo at move-out. Credit and background check required. Preferred household income is approximately 2x monthly rent; income, assets, references, and overall application will be considered. Tenant must maintain renter's insurance with minimum $100,000 liability coverage and provide proof prior to move-in. No smoking and no pets, per Sierra Park Villas CC&Rs. Condo is fully furnished; pillows, blankets, and comforters are provided. Guests typically bring personal linens and towels for extended stays. WiFi is not currently provided; many guests use personal hotspots. Owner is responsible for major repairs and maintenance. Tenant agrees to promptly report maintenance issues, keep the condo in clean condition, and is responsible for damage caused by misuse or neglect. Quiet, family-friendly mountain retreat. Tenant agrees to follow Sierra Park Villas community rules and common area policies.
