1. TERM This agreement shall be on a month-to-month basis beginning on the 1st of the month and shall continue until terminated by either party with a minimum of thirty (30) days written notice. 2. RENT Tenant agrees to pay monthly rent in the amount of $1,100.00 per month, due on the first day of each month. 3. SECURITY DEPOSIT Tenant shall pay a security deposit of $600.00 prior to move-in. 4. UTILITIES All utilities are included in the monthly rent payment. 5. OCCUPANCY & PARKING Premises shall be occupied by Tenant only unless otherwise approved in writing by Landlord. Tenant shall be provided one (1) parking space only. 6. SMOKING POLICY Smoking is strictly prohibited inside the residence. Smoking is permitted outside only. 7. PROPERTY MAINTENANCE Tenant agrees to: Keep the outside areas clean and free of trash or debris at all times. Maintain the premises in a clean and sanitary condition. Notify Landlord immediately of any maintenance issues, leaks, damages, plumbing problems, electrical issues, or other conditions requiring repair. 8. BACKYARD ACCESS Tenant shall not have access to or use of the backyard area unless otherwise approved by Landlord in writing. 9. PET RESPONSIBILITY If Tenant keeps a dog or other pet on the premises: Tenant is solely responsible for the pet and its behavior at all times. Tenant must clean up after the pet immediately and at all times. Tenant shall be fully liable for any damage, injury, attack, nuisance, or claims caused by the pet. Landlord shall not be held responsible or liable for any injury, damage, or issues involving Tenant's pet. 10. NOTICE TO VACATE Tenant must provide Landlord with a minimum of thirty (30) days written notice prior to vacating the premises. 11. DEFAULT Failure to pay rent, violation of this agreement, damage to the property, or failure to comply with property rules may result in termination of tenancy in accordance with Florida law.
