Utility accounts must be placed in Tenant's name prior to move-in. Tenant is responsible for monitoring propane tank levels and maintaining adequate propane service. Tenant must not allow the propane tank to fall below 20% or run dry. If the tank runs dry due to tenant neglect, Tenant is responsible for emergency delivery fees, technician line checks, system resets, related service charges, and any applicable lease fees. Property Care: This is a fully furnished home with premium furnishings, stocked kitchens, art, hot tub, and outdoor amenities. A furniture, asset, and hot tub condition inventory will be completed at move-in. Tenant remains responsible for regular day-to-day housekeeping, proper use of the home, hot tub care between professional service visits, and compliance with all lease terms. Quarterly professional maintenance cleaning is included and coordinated in advance, but does not replace Tenant's routine cleaning responsibilities. Pet Policy: One small, well-trained dog under 25 lbs may be considered with approval, pet screening, pet deposit, and applicable pet rent. No smoking. Renter's Insurance: Renter's insurance is required with minimum $500,000 personal liability coverage. Application & Screening: All applicants are reviewed under the same written rental criteria, including application, identity verification, income or proof-of-funds verification, rental history, references, and credit/background screening as permitted by law.
