This condo is located inside the Riviera Tower of the Riviera St. Tropez Condominium complex located on 2743 2745 First Street near downtown Fort Myers. It is governed by an HOA that requires potential renters/tenants to be approved by the association before they can begin renting. To be approved requires the following steps. Filling out an application online for a credit check ($100 fee). Once approved, a signed lease and the signed Rules and Regulations paperwork will be submitted to the board for approval. Minimum lease term is one month. If approved by the board, a $2500 Security Deposit (refundable) would be sent to the landlord to hold the property for your arrival. Upon arrival, another security deposit ($1500, refundable) would be submitted to the HOA, an administrative fee of $200 (non-refundable) paid to the Riviera Condo Association, and orientation scheduled. Rent and other payments would be due according to the terms of the lease. For lease lengths of 6 months or less, a Lee County and Florida Tourist Tax of 11.5% is added to the rental rate. (Electricity is included.) For leases longer than 6 months, no tourist tax is added, but the tenant would be responsible for the cost of electricity.
