Lease terms

1. Lease Term & Effective Dates Initial Lease Term: Begins between September 1st and October 1st, 2026 and runs through June 30, 2027. Renewal Schedule: Subsequent lease terms will run on a standard annual cycle from July 1st through June 30th of the following year. 2. Rent & Payments Monthly Rent: $2600 per month, due on or before the 1st day of each calendar month. Late Fees: Rent is considered late if not received by the 7th of the month, incurring a late fee of $100. 3. Utilities Tenant Responsibility: The tenant(s) are solely responsible for setting up and paying all monthly utility accounts associated with the property, including but not limited to: Electricity and Gas Water and Sewer Trash and Recycling Services Internet, Cable, or Phone services 4. Insurance Requirements Renters Insurance: Tenant(s) are required to obtain and maintain a Renters Insurance policy throughout the duration of the tenancy. Minimum Coverage: A policy with a minimum of $100,000 in personal liability coverage is required, and the landlord/property manager must be listed as an interested party upon request. Proof of insurance must be provided prior to move-in. 5. Pet Policy Approval Required: Pets are permitted only with prior written approval from the landlord. Unapproved pets are strictly prohibited. Pet Fees: For approved pets (less than or equal to 75lbs), the following terms apply: Pet Rent: An additional $25 per month per pet. Pet Deposit/Fee: A refundable pet deposit of $300 is required prior to occupancy. Tenant(s) assume full financial responsibility for any damage caused by pets to the interior or exterior of the property.
