Lease terms

Lease Term * Fixed-term lease of 12 months, with the option to renew upon mutual agreement. Monthly Rent * Rent is due on the 1st day of each month. * A late fee may apply if rent is not received within the grace period stated in the lease. Security Deposit * A security deposit equal to one month's rent is due before move-in and may be refundable, less any lawful deductions for unpaid rent or damages beyond normal wear and tear. Application Requirements * Completed rental application for each adult occupant. * Government-issued photo ID. * Income verification and rental/background screening, where permitted by law. Occupancy * Only individuals listed on the lease may occupy the property unless otherwise approved in writing by the landlord. Utilities * Tenant is responsible for utilities unless otherwise specified in the lease. Pets * Pets may be permitted with prior written approval. Additional pet fees or deposits may apply. Maintenance * Tenant agrees to maintain the property in a clean and sanitary condition and promptly report maintenance issues. * Landlord is responsible for repairs required by law, except for damage caused by the tenant or guests. Smoking * No smoking or vaping inside the residence. Alterations * No alterations, painting, or installations without prior written approval from the landlord. Parking * Parking is permitted only in designated areas and in accordance with local regulations. Entry * The landlord may enter the property with reasonable notice as required by Ohio law, except in emergencies. Lease Renewal and Termination * Renewal terms are subject to mutual agreement. * Notice to terminate or not renew shall be provided as required by the lease and applicable law. Compliance * Tenant agrees to comply with all applicable federal, state, and local laws, as well as any community rules associated with the property.
