Smoking Policy Strictly no smoking or vaping of any kind is permitted anywhere on the property. This zero-tolerance policy applies to the interior of the condo, the private patio/balcony, and all common areas of the condo campus. Pet Policy Pets are considered on a case-by-case basis. Approved pets require an additional, refundable pet deposit of $500. This may change depending on the number and type of pet. Duration A standard 12-month lease is required. Short-term leases or subletting of any kind (including Airbnb) are strictly prohibited. Utilities Tenant is responsible for electricity and gas (PG&E). Utility Flat Fee: A flat monthly fee of $300 will be added to the rent to cover the tenant's share of bundled city utilities (Water, Sewer, Internet, and Trash collection). Occupancy Limits Maximum occupancy is limited to 7 residents. HOA Rules Tenants must agree to abide by all Condominium Homeowners Association (HOA) rules, bylaws, and parking regulations. Any fines incurred due to tenant violations will be the sole financial responsibility of the tenant. Maintenance & Care Tenants are expected to keep the property clean, report maintenance issues promptly, and regularly replace HVAC air filters (provided by the landlord). Tenants are responsible to care for the small backyard area.
