RESIDENTIAL LEASE AGREEMENT This Lease Agreement ("Agreement") is entered into between the Landlord, JC Rental LLC, and the Tenant(s), for the property located at 2542 Belle Terra Dr, Eugene, Oregon, 97408, under the following terms and conditions: 1. Lease Term The lease term shall be for one year, commencing on September 10, 2026, and ending on Sept 10, 2027. The Tenant shall have the option to renew the lease upon mutual agreement between the parties. Both Landlord and Tenant agree to provide at least two (2) months' written notice prior to the lease end date of their intent to either renew or terminate the lease. Any proposed changes to the lease terms upon renewal must also be communicated at least two (2) months prior to the lease end date. 2. Rent The monthly rent for the property shall be $3,400, payable by the Tenant on or before the 10th day of each month. Payment shall be made via direct deposit to the Landlord's designated bank account, unless otherwise agreed in writing by both parties. The Landlord shall provide the Tenant with the required account information prior to the lease start date. Payments not made by direct deposit may be subject to additional processing or administrative fees. 3. Security Deposit and Initial Payment The Tenant shall provide a security deposit in the amount of $5,000, payable prior to the lease start date, along with the first month's rent of $3,200. The security deposit shall be held by the Landlord as security for any damages, unpaid rent, or other obligations under this Agreement. The Landlord shall return the security deposit within 14 days after the termination of the lease, less any lawful deductions for damages, unpaid rent, or other charges permitted under Oregon law. 4. Maintenance and Repairs The Tenant shall be responsible for all routine maintenance and repairs of the property, excluding major issues such as the roof, water heater, and HVAC system, which shall be the responsibility of the Landlord. The Tenant shall promptly notify the Landlord of any necessary repairs or maintenance required. 5. Utilities and Services The Tenant shall be responsible for payment of all utilities and services associated with the property during the lease term. This includes, but is not limited to, electricity, water, natural gas, home liability insurance, internet, garbage, and recycling services. The Tenant shall promptly pay all utility bills and provide proof of insurance coverage upon request by the Landlord. The Landlord shall not be liable for any interruption or failure of utilities or services. 6. Pets No pets of any kind (including visiting pets) are allowed without the Landlord's written approval. The only exception is service or support animals as required by law. Any damage or extra cleaning from unauthorized pets will be the Tenant's responsibility. 7. Smoking Smoking, vaping, or the use of marijuana or tobacco is not allowed inside the home, garage, or enclosed areas. The Tenant will be responsible for any cleaning or repair costs related to smoking or vaping. 8. Tenant's Responsibility The Tenant shall keep the property clean, sanitary, and in good condition, maintaining it as it was before the Tenant moved in, reasonable wear and tear excepted. The Tenant shall promptly report any damages or maintenance issues to the Landlord. 9. Termination Either party may terminate this lease upon giving a minimum of one (1) year's written notice to the other party. In the event of early termination by the Tenant, the Tenant shall be responsible for rent payments until the end of the notice period. 10. Alterations and Improvements The Tenant shall not make any alterations or improvements to the property without prior written consent from the Landlord. Any alterations or improvements made without such consent shall be considered a violation of the lease agreement. 11. Insurance and Liability The Tenant shall obtain and maintain renter's insurance covering personal property and liability during the lease term, and provide proof of coverage to the Landlord upon request. The Landlord shall not be held liable for any loss, damage, or injury to the Tenant's property or person, except for cases of gross negligence or intentional misconduct. 12. Homeowners Association (HOA) The Tenant shall be responsible for payment of the annual HOA fee in the amount of $600. The Tenant shall comply with all HOA rules, regulations, and covenants, conditions, and restrictions (CC&Rs;). The property shall not be used for any commercial purpose, including subletting or short-term rentals (Airbnb/VRBO), in accordance with HOA and CC&R; requirements. Any fines or penalties issued by the HOA due to Tenant's actions or violations shall be the responsibility of the Tenant. 13. Appliances All appliances provided with the property, including but not limited to the refrigerator, oven, stove, microwave, dishwasher, washer, and dryer, are the property of the Landlord. The Tenant agrees to take good care of all appliances and use them only for their intended purpose. The Tenant shall promptly notify the Landlord if any appliance malfunctions, is damaged, or does not operate properly. The Landlord shall be responsible for necessary repairs or replacement due to normal wear and tear. Damage caused by Tenant misuse or neglect may be deducted from the security deposit or charged directly to the Tenant. 14. Landlord Entry The Landlord may enter the property with at least 48 hours' notice for inspections, repairs, or to show the property to prospective tenants or buyers. In emergencies, the Landlord may enter without prior notice. 15. Damage Responsibility The Tenant is responsible for the cost of repairs for any damage caused by the Tenant, their guests, or invitees, including but not limited to clogged drains, misuse of appliances, or neglect. 16. Late Fees and Default If rent is not received within three (3) calendar days after the due date, the Tenant shall incur a late fee of $100 per week for each week the rent remains unpaid. If rent remains unpaid for a period of two (2) consecutive weeks after the due date, the Tenant shall be considered in default of this Agreement, and the Landlord may pursue remedies available under Oregon law, including termination of tenancy and eviction proceedings. 17. Sale of Property In the event the Landlord wishes to sell the property during or at the conclusion of the lease term, the Landlord shall provide the Tenant with written notice prior to the lease end date. The Tenant shall have the option, but not the obligation, to purchase the property at its then-current fair market value. The Landlord agrees to provide the Tenant with a reasonable opportunity to exercise this option before proceeding with an outside sale. 18. Move-In Condition Report The Tenant agrees to return the property in comparable condition at move-out, except for normal wear and tear. Any damages or cleaning needs beyond normal wear and tear may be deducted from the security deposit. 19. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the state of Oregon. 20. Entire Agreement This Agreement constitutes the entire agreement between the parties and supersedes any prior discussions, understandings, or agreements, whether oral or written.
