Lease terms

First and last month's rent as well as security deposit are due at the time of signed. Renter is responsible for their own utilities as well as renters insurance (required). Rent is due on the 1st of the month with a 10-day grace period. If rent is not paid within the given grace period then a $100 late fee will be added to the due balance. If renter exceeds two months of non-payment then the renter will be immediately evicted from the property. Renter is required to maintain property, inside and outside, a clean and neat fashion. Any damages the property receives by the renters, guests, associates, or affiliates will be the reasonability of the renter to fix in a manner that is approved by the owner. Any illegal activity will not, in any form, be tolerated and will mean immediate eviction from the property.
