LEASE TERMS & CONDITIONS 1. Utilities & Services The Tenant is fully responsible for paying all utilities and services associated with the Property, including but not limited to: Water & Sewer Electricity Internet / Wi-Fi Cable or Streaming Services (if applicable) Trash / Recycling Fees (if applicable) All utility accounts must remain active and in good standing for the entire duration of the Lease. 2. HOA Fees & Community Rules The Tenant is responsible for paying: Monthly HOA fees Any HOA administrative fees, approval fees, or violation penalties caused by the Tenant Tenant agrees to fully comply with all: HOA rules Community regulations Parking rules Noise restrictions Guest policies Failure to comply may result in fines that are the tenant's responsibility. 3. Renter's Insurance Requirement Tenant must obtain and maintain active renter's insurance for the entire duration of the lease. The policy must include: Minimum $100,000 liability coverage Coverage for tenant's personal belongings Coverage for accidental damage to the property caused by tenant or guests Proof of insurance must be provided before move-in and kept updated. Landlord may request to be listed as "Interested Party" for notification if the policy is canceled or lapses. 4. Property Condition Tenant agrees to return the home in the same condition it was delivered, excluding normal wear and tear. This includes: No damage to walls, floors, windows, or fixtures Clean kitchen, bathrooms, appliances, and outdoor areas No missing furniture (if furnished) No stains, odors, or alterations No unauthorized painting or remodeling Any damage or cleaning costs beyond normal wear and tear will be deducted from the security deposit or billed to the Tenant. 5. Maintenance & Care Tenant agrees to: Keep the property clean and sanitary Immediately report any damage, leaks, or issues Replace lightbulbs, AC filters, and smoke detector batteries as needed Not overload circuits or misuse appliances Not cause disturbances to neighbors 6. Prohibited Actions Tenant may NOT: Sublease or rent the property without written permission Smoke inside the house Keep unauthorized pets Conduct illegal activities Make structural or aesthetic changes without approval 7. Move-Out Requirements Upon move-out the Tenant must: Remove all personal belongings Clean the property thoroughly Leave keys, remotes, access cards, and gate openers Set thermostat and utilities to standard move-out settings Complete final walk-through Failure to meet these items may result in additional charges.
