Lease terms

Lease Summary and other boring stuff: Rent: $1900/month, due on the 1st. All utilities included; water, sewer, gas, electric, heat, garbage, and internet. Lease Type: Month-to-month. Either party may terminate with 30 days written notice. After the first month, this is negotiable for a longer term lease. Owner-Occupied: I live in the upper unit. Tenants are expected to be respectful neighbors at all times. Pets: Allowed with prior written approval only. Parking: Street parking only. The on-site driveway is reserved. Smoking: No smoking or vaping inside the unit or any shared areas, outside only. Guests: Guests staying longer than 10 days need approval. Appliances Included: Refrigerator, stove/oven, washer, and dryer. Tenants are responsible for damage caused by misuse. Utilities: Included in rent. Excessive usage beyond normal residential consumption will result in additional charges. Maintenance: Tenants are responsible for snow removal from their walkways. I will handle all lawn and yard maintenance. Renter's Insurance: Required. Minimum $100,000 liability coverage naming me as additional insured. Must be provided within 10 days of move-in. No Smoking: Prohibited in the premises in any form, including medical use. Firearms and Weapons: Not permitted on the Premises under any circumstances. This is a material condition of tenancy. House Rules: A House Rules Addendum covering quiet hours, shared spaces, trash, parking, and general conduct is part of the lease and must be signed separately. Ultimately this is just an agreement to be a good neighbor. Move-In Requirements: Check-in video recorded at move-in. Renter's insurance certificate required within 10 days.
