Lease terms

Rent is $2,450/month unfurnished or $2,600/month fully furnished, with a 12-month minimum lease. A security deposit equal to one month's rent is required. Applicants must have a minimum household income of 2.5x the monthly rent and a minimum credit score of 650. A background, credit, and eviction check is required, with no prior evictions. No pets, smoking, or vaping are permitted. Tenant is responsible for electricity, water/sewer, internet, and other applicable utilities, and renter's insurance is required throughout the lease term. Subleasing and short-term rentals, including Airbnb and VRBO, are not permitted. Tenant is expected to keep the home clean, replace HVAC filters as needed, and is responsible for any damage beyond normal wear and tear. First month's rent and security deposit are due prior to move-in.
