Lease terms

Renter is responsible for all utilities. Tenant shall maintain the Premises in a clean, sanitary, and habitable condition at all times, including but not limited to: lawn mowing and routine yard maintenance, disposal of trash and debris, keeping interior free of mold-promoting conditions, and reporting any maintenance issues to Landlord in writing within 48 hours of discovery. Tenant shall be financially responsible for any damage resulting from failure to report known maintenance issues. Smoking, vaping, or use of any tobacco, cannabis, or electronic smoking device is strictly prohibited inside the Premises. Tenant shall not assign this lease, sublet the Premises or any portion thereof, or permit any person other than those listed on this lease to occupy the Premises for more than seven (7) consecutive days without prior written consent of Landlord. Use of the Premises for short-term rental platforms (including but not limited to Airbnb, VRBO, or similar services) is strictly prohibited and shall constitute grounds for immediate lease termination. Corporate leasing or assignment to any business entity is expressly prohibited. Tenant is strongly encouraged to obtain and maintain renters insurance coverage for the duration of the tenancy to protect personal property against loss, theft, fire, or water damage. Landlord's property insurance does NOT cover Tenant's personal belongings under any circumstances. Should Tenant elect to obtain renters insurance, Tenant may provide proof of coverage to Landlord upon request. Landlord shall not be held liable for any loss of Tenant's personal property. The Premises shall be occupied exclusively by the persons named on this lease agreement. Maximum occupancy shall not exceed 4 persons. Any unauthorized occupant residing at the Premises for more than 7 consecutive days must be added to the lease with Landlord's written approval or vacate the Premises.
