Lease terms

Lease Term: 12-month lease. Utilities: Tenant is responsible for paying all utilities associated with the property. Renters Insurance: Renters insurance is required throughout the entire lease term. Tenant must maintain active coverage and provide proof of insurance upon request. How to Apply: *All adults must complete an application *Provide a copy of valid ID and Social Security number *Household income must be at least 2.5x the rent ($6,250/month) *Move-in must occur within 2 weeks of approval *NO PETS allowed *Must have a good credit score *No evictions in the last 5 years *No outstanding balances with property management, landlords, or utility companies *Employment & rental verification required (payroll ledgers welcome) *All initial payments must be made by, money order, or cashier's check only at our Fresno, CA office. No exceptions. A photo ID must be shown to make your first payment Please note that applications may be denied for any of the following reasons: *Prior evictions *Poor credit history *Past due or collections accounts with PG&E or other utility providers *Failure to meet the minimum income requirements *Outstanding balances or collections owed to a previous landlord, property management company, or apartment community *Due to the amount of applications received, we will only do tours to those that have applied and have been Pre approved-NO EXCEPTIONS *Incomplete applications will not be processed until all information has been submitted.
