Lease terms

Flexible lease options are available. Preferred lease term is 12 months, with shorter lease terms considered based on availability and pricing. Month-to-month extensions may be available after the initial lease term, subject to landlord approval. Occupancy Limits: Maximum occupancy is 2 residents for the entire apartment (one occupant per bedroom). Overnight guests are permitted on an occasional basis but may not establish residency without prior written approval from the landlord. Subletting: Subletting, short-term rentals (including Airbnb, VRBO, or similar platforms), and lease assignments are prohibited without the landlord's prior written consent. Utilities Included: Water and high-speed internet are included in the monthly rent. Tenant is responsible for electricity and any optional services such as cable television. Pet Policy: Pets are considered on a case-by-case basis with prior written approval. Approved pets must be current on vaccinations and comply with all local licensing requirements. Additional pet fees or deposits may apply. Aggressive breeds may be restricted in accordance with insurance requirements. Any pet-related damage is the responsibility of the tenant. Smoking Policy: This is a smoke-free property. Smoking and vaping are not permitted inside the apartment. Renters Insurance: Renters insurance is recommended for all tenants and may be required prior to move-in. Additional Information: Applicants are subject to a background check, income verification, and rental history review. All occupants over the age of 18 must complete an application and be approved prior to move-in.
